Make sure that you get all the parts that move including the rollers and the hinges as well as the bearings too. By lubricating these items annually you reduce the chances of them getting rusted or broken. Make sure that when lubricating the parts that you use a white lithium-based lubricant, you can get it at any home repair store.

Every three years make sure to lubricate the rails of the garage door opener as well with the white lithium based grease. Before you lubricate the rails you need to make sure to clean off the old grease first and then add new.

Testing The Balance And Alignment Of The Doors

You need to check the balance and the alignment on your overhead garage door once a month, first you will need to disconnect the door opener and the door itself. Next you will then need to slide the garage door open and make sure to pay attention to the sounds and make sure that there’s no sticking of any kind. If there is any sticking of any kind then you need to have a professional come out and re-align it.

Then position the door at the halfway point on the track and if it starts to open or close on its own then the door is off balance. Again if the door is off balance then you will need to have a professional come out and balance it again for you.

How To Test The Safety Reversal System

Another thing that you should also check once a month is the safety reversal system of the garage door. This system is what makes the door stop if something is in the way of it. In order to test the system you will need to open the door all the way and then place a board or something under the door. When you close the garage door it should hit the item under the door and then automatically bounce and rebound back up.

If the door does not go back up on its own then you will need to increase the down limit adjustment screw but only about a quarter of a turn.
