Your garage door may be one area of your home that you overlook until there is a problem. We encourage you to do regular maintenance on this system to keep it working well. Here are ways that you can maintain your garage door:
Listen For Noises
There will be a certain amount of noise that occurs when operating the door. However, there shouldn’t be loud squeaks and creaks when you are using the system. If the noises start getting louder, then there is definitely a problem.
In fact, if you want to reduce the noise even more, you can install a new garage door opener. There are designs that are made to be quieter. This is particularly important for those that have a bonus room above the garage. Check with our technicians for a recommendation on this.
Look At The Parts
You should do a visual inspection of your garage door parts from time to time. Look for parts that are showing signs of wear. Here are a few examples:
- Rust
- Gaps in the springs
- Worn rollers
- Bent tracks
- Sensors out of alignment
- Missing covers on the opener
If anything looks out of place, then you will want to replace the part as soon as you can. Using your door with worn out parts can cause damage to other parts of the assembly.
Install New Weatherstripping
Over time, the weatherstripping on your door can wear out. It will crack or become brittle from the weather change. When that happens, you need to install new stripping. This protects your garage from the elements. Also, it provides insulation in your garage.
Replace Damaged Panels
It is best to replace any panels that are bent, dented, or damaged. The great news is that our technicians can inspect your door and let you know if you are a good candidate for this. They will determine if they can get in a compatible replacement panel for you.
If we aren’t able to get in a new panel, they may have other solutions for your problem. The dent may be able to be pulled out. It is possible they can add some touch-up paint to sections if it is the right material. Let them come out and present your options.
Apply Oil Based Lubrication
You should use an oil based lubrication on your track, rollers, and chain or screw drive opener. Something like WD-40 should be sufficient. Do not use a water-based lubrication, because it can get caked up on the tracks.
We suggest that you apply the lubrication every 6-12 months. If you are a commercial property, you may need to do that more often. It will depend on how often you use your equipment.
